Planners to review housing developments

Meeting begins tonight at 5 casey@theheraldnewspapers.com The Sevierville Regional Planning Commission will review several proposed housing developments, as well as two site plans for proposed office buildings in and around the city. In particular, the Savannah Glen subdivision off McMahan Avenue looks to begin its fourth phase with an additional 35 units on the drawing board, according to Sevierville Director of Planning and Development Jim Bryant. Savannah Glen was already approved for 104 townhouses, which remain under construction. A second Planned Unit Development (PUD) is on today’s agenda, with developers requesting approval for plans to build 32 housing units on Piney Road, in the Kodak area of the county. The development will have 16 buildings, divided into duplex units. Bryant said PUD is a specialized designation that allows for more strategic clustering of buildings in particular areas of the construction site. This allows for better use of building space and ensures the remainder of the property will remain undeveloped as open space and common areas within the community. Planners will also review a site plan for a substation for the Sevierville Fire Department, planned for the new section of Collier Drive. The planning commission meets at 5 p.m. in the Sevierville Civic Center, on Gary Wade Boulevard. Other items on today’s agenda include: • Site Plan - Vision Engineering requests approval of the conversion of a house to a professional office in the HRO District, 411 Grace Avenue; • Site Plan -- Vision Engineering requests approval of offices, 1223 Ridge Road; • Site Plan - Landwater Engineering requests approval of office buildings on Dolly Parton Parkway; • Site Plan - City of Sevierville requests approval of Fire Station on future extension of Collier Drive; • Zoning - Proposed R-2 zoning for tract of land in process of annexation, 1187 Ernest McMahan Road; • Zoning - Proposed R-2 zoning for land in process of annexation on Country Meadows Drive, Tax Map 62-E, Group “A.” Parcels 171 & 172; • Rezoning - Dionaswhelchel Commercial Group requests rezoning of property on Winfield Dunn Parkway, Property Map 8, Parcel 146.03 from A -R to C-3. H. Sin - Custom Craftsman Signs requests a double face monument sign, internally illuminated with LED electronic display, Old Rt. 66 Roadhouse location on Winfield Dunn Parkway; • Partial Release Letter of Credit - Greg Fernatt requests reduction of letter of credit for Oak Haven Resort Phase V1; • Partial Release Letter of Credit -- Sterling Springs Development requests reduction of letter of credit from $289,000 to $30,000; • Tennessee Land Development Services requests subdivision of property on Industrial Park Road and Airport Road, Tax Map 62, Parcel 52 (City).
