It’s a new year and its time to see what the real estate market in Sevier County is up to.
The most popular searches this week were in the Gatlinburg area with cabins being on the top of the list.
Searches for land are up which is good news, especially for builders. Land sales had slowed significantly with the load of foreclosures that were on the market. The increase in land interest shows that people are looking ahead and the market is improving.
There were 2948 listings currently active on the Great Smoky Mountain Association of Realtors Board Web site (GSMAR). This number is down from before which in my opinion is a good sign that properties are selling a little more briskly than before.
The average price of a Single Family Residential listed was $209,900. Keep in mind that includes all home sales from the higher end homes to the foreclosures.
In the last two weeks of the year 68 properties sold. This included land, commercial and residential sales.
The average days on market are 182 days.
Homes this week were priced from $19,500 for the low (Newport) and $4,600,000 (Sevierville) for the high.
